A prospective tenant has the right to provide to the Landlord a Portable Tenant Screening Report, as defined in Section 38-12-902 (2.5), Colorado revised statutes and if the prospective tenant provides the landlord with a Portable Tenant Screening Report, the Landlord is prohibited from charging the prospective tenant a rental application fee or charging the prospective tenant a fee for the Landlord to access or use the Portable Tenant Screening Report.
In addition to your rent & one-time charges shown in your cost calculator, you will be responsible for the following – these amounts are calculated monthly based on actual cost incurred so will vary. The estimates given are our best approximation of the charges based on expected costs: • Utilities & other fees (water / sewer / trash / electric / gas / pest control fee) – per month calculated on a RUBS (ratio utility billing system) basis as outlined in the lease utility addendum; variable amount with historical mean of $139 / month. Also included in this total is our environmental fee, ranging from $8-$10 per month. Your environmental fee & pest control fee will appear on your utility bill. Your utility bill will be sent to you each month by Utility Billing, Inc. They charge $5.25 per month for utility billing service and have a one-time upfront setup charge of $50.Your first utility bill will generally arrive approximately 30 days after move-in. Note – the standard deposit only applies with approved credit, and deposits can range up to one month’s rent depending on qualification screening. The holding deposit collected at the time of application will be applied to the total security deposit amount due. Pricing and availability are subject to change. Rent is based on monthly frequency.
